How often does maintenance need to be carried out on automatic doors?
In order to ensure the traffic safety of automatic doors, operators are legally obligated to complete regular inspections and maintenance.
The following maintenance intervals apply:
- Annually: a safety technology inspection by an expert to check the safe condition of the door in accordance with DIN maintenance specifications.
- Maintenance and functional testing of all automatic doors used in escape and rescue routes twice a year.

The purpose of automatic door maintenance is to fulfil the ASR, while ensuring proper automatic door function in accordance with applicable safety regulations.
For operators, thorough documentation is essential.
They need the inspection book documenting all completed maintenance and testing as verification. The documentation must contain all necessary warning, advisory and caution notices.
The operator manual or manufacturer’s operating manual is also important.
These documents must always be fully available on site.

The operator bears primary responsibility for the safety of automatic door operation. They are liable for automatic door malfunctions, if they are not able to verify that regular maintenance was carried out. According to DIN 18650, the operator is responsible for the operation, regular maintenance and safety testing for automatic doors.
The operator is also responsible for any necessary retrofitting. Maintenance serves as the basis for this work, and provides clear recommended actions for the operator, so they can act properly within their responsibility.
In case of a claim, the courts will review compliance with traffic safety obligations
In order to verify compliance with safety regulations, seamless documentation of all maintenance and testing is essential. In case of a claim, the courts will review the following questions:
- Have valid guidelines and standards at the time of automatic door commissioning been complied with?
- Have the specified maintenance and safety tests been carried out by an expert according to the manufacturer’s specifications?
- Have any defects that were found been corrected promptly?
- Could retrofitting at the right time have reduced or prevented the damage? Has advising been provided on retrofit solutions?
On this basis, the courts decide whether the operator met their traffic safety obligations.
